Tennessee's OZ 2.0 map is final. 128 tracts are designated, effective January 1, 2027, replacing the 176 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Tennessee Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Tennessee tract on the 2027 list.
Tennessee has 176 designated Qualified Opportunity Zones across 84 counties, with the largest concentrations in Shelby County (Memphis), Davidson County (Nashville), and Knox County (Knoxville). Tennessee's OZ program spans its three major metro areas, mid-sized cities like Chattanooga, and a large number of rural communities across Appalachian East Tennessee and the rural West Tennessee flatlands.
Nashville's OZs have attracted significant Qualified Opportunity Fund investment driven by the city's extraordinary population and economic growth, consistently one of the fastest-growing major metros in the nation. Zones in North Nashville, East Nashville, and south downtown areas have seen multifamily housing and mixed-use development activity driven by Nashville's severe housing shortage. Memphis' zones cover large portions of the city's urban core and represent some of the most affordable urban OZ investment opportunities in the South, with anchor demand from St. Jude Children's Research Hospital, FedEx, and the University of Memphis. Chattanooga's innovative zones leverage the city's gigabit internet infrastructure and growing startup scene.
All OZ 1.0 designations remain in effect through December 31, 2028. Tennessee's zero state income tax on earned income, strong population growth, and diverse metro economies make it one of the most active OZ states in the Southeast.
