Georgia's OZ 2.0 map is final. 238 tracts are designated, effective January 1, 2027, replacing the 260 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Georgia Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Georgia tract on the 2027 list.
Georgia has 260 designated Qualified Opportunity Zones across 113 counties, with the largest concentrations in Fulton County (Atlanta), DeKalb, and Chatham County (Savannah). Georgia's OZ footprint reflects both its dynamic urban markets and its broad network of rural communities across the state, including parts of the economically challenged Black Belt and South Georgia agricultural corridor.
Atlanta-area OZs have been among the most active in the Southeast, attracting substantial Qualified Opportunity Fund capital into multifamily housing, mixed-use urban infill, and light industrial projects. The BeltLine corridor and neighborhoods across southwest and southeast Atlanta have seen significant zone-eligible investment. Savannah's port-adjacent zones have attracted logistics and industrial investment driven by the Georgia Ports Authority's continued expansion.
All OZ 1.0 designations remain in effect through December 31, 2028. Georgia's economic diversity, from one of the nation's fastest-growing metro areas to rural communities with significant development needs, offers investors a wide range of risk-return profiles within a single state OZ program.
