Montana's OZ 2.0 map is final. 25 tracts are designated, effective January 1, 2027, replacing the 25 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Montana Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Montana tract on the 2027 list.
Montana has 25 designated Qualified Opportunity Zones across 17 counties, with concentrations in Cascade County (Great Falls), Yellowstone County (Billings), and several tribal counties. Montana's OZ program is predominantly rural in character, reflecting the state's sparse population and large geographic footprint. The majority of Montana's zones are located in Native American tribal communities and small agricultural or energy-sector towns.
Billings and Great Falls offer the most commercially developed OZ investment environments in the state, with workforce housing and light commercial projects attracting regional investors. Montana's tribal county zones, including those on the Crow, Northern Cheyenne, Fort Peck, and Blackfeet reservations, represent significant impact investing opportunities, though they require navigating complex tribal jurisdiction and land tenure considerations. The state's booming outdoor recreation and remote work migration economy is beginning to create secondary demand in some western Montana zones.
All OZ 1.0 designations remain in effect through December 31, 2028. Montana's extraordinary natural amenity, growing reputation as a remote work destination, and low population density create a unique long-term OZ investment thesis.
