Mississippi's OZ 2.0 map is final. 102 tracts are designated, effective January 1, 2027, replacing the 100 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Mississippi Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Mississippi tract on the 2027 list.
Mississippi has 100 designated Qualified Opportunity Zones across 72 counties, reflecting the state's widespread economic distress, Mississippi has one of the highest poverty rates and lowest median household incomes in the nation. Zones are concentrated in Hinds County (Jackson), Harrison County (Biloxi/Gulfport), and the Mississippi Delta, which contains some of the most economically distressed communities in the United States.
Jackson's OZs present a complex investment environment: the state capital has faced significant infrastructure challenges and population loss, but offers extremely low entry costs and anchor institutions in state government, healthcare, and higher education. The Gulf Coast's zones, anchored by tourism, gaming, and the Port of Gulfport, offer a more commercially active investment landscape. The Mississippi Delta's rural zones are deeply distressed but attract mission-aligned capital focused on agricultural development, rural housing, and community infrastructure.
All OZ 1.0 designations remain in effect through December 31, 2028. Mississippi's low land and construction costs make it one of the highest-yield potential OZ markets for investors willing to accept higher execution risk and longer development timelines.
