Illinois's OZ 2.0 map is final. 240 tracts are designated, effective January 1, 2027, replacing the 327 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Illinois Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Illinois tract on the 2027 list.
Illinois has 327 designated Qualified Opportunity Zones across 76 counties, with the largest concentration by far in Cook County (Chicago), which accounts for more than a third of the state's total zones. Additional zones are spread throughout the state's mid-sized cities, Rockford, Peoria, Springfield, and East St. Louis, as well as rural communities in southern and western Illinois.
Chicago's OZ landscape spans a broad geographic arc of neighborhoods on the South and West Sides, including Englewood, Austin, Humboldt Park, and Woodlawn. These zones have attracted significant Qualified Opportunity Fund investment in multifamily housing, mixed-use development, and industrial repositioning. Chicago's transit infrastructure, dense population, and strong institutional presence make it one of the most active OZ markets in the Midwest. Suburban Cook County and collar county zones offer a different investment profile, often lighter industrial and workforce housing.
All OZ 1.0 designations remain in effect through December 31, 2028. Illinois's high property tax environment is a key underwriting consideration for OZ investors, but the combination of the federal tax incentive and Chicago's scale continues to drive substantial deal flow.
