New Jersey's OZ 2.0 map is final. 130 tracts are designated, effective January 1, 2027, replacing the 169 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated New Jersey Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated New Jersey tract on the 2027 list.
New Jersey has 169 designated Qualified Opportunity Zones across all 21 counties, with the largest concentrations in Essex County (Newark), Camden County, and Hudson County (Jersey City). New Jersey's OZ program is largely urban in character, with zones covering lower-income neighborhoods in Newark, Camden, Trenton, Paterson, and Jersey City, all of which have significant redevelopment potential driven by proximity to New York City and Philadelphia.
Newark's OZs have attracted substantial Qualified Opportunity Fund investment, driven by the city's direct PATH and NJ Transit rail access to Manhattan, ongoing downtown revitalization, and Rutgers-Newark and NJIT anchor institutional presence. Jersey City's zones offer a different dynamic, some of the most transit-connected urban land in the entire OZ program, with strong luxury and market-rate housing demand spillover from Manhattan. Camden's zones sit directly across the Delaware River from Philadelphia, offering extremely low-cost urban redevelopment opportunities. New Jersey's industrial OZ markets in the Meadowlands and along Route 1 attract logistics and light manufacturing investment.
All OZ 1.0 designations remain in effect through December 31, 2028. New Jersey's unparalleled transit access, dense population, and proximity to two of the nation's largest job markets make it one of the most strategically situated OZ states.
