Maryland's OZ 2.0 map is final. 114 tracts are designated, effective January 1, 2027, replacing the 149 current zones, which remain in effect through December 31, 2028.
This map opens on the official 2027 designated Maryland Opportunity Zones (deep blue), effective January 1, 2027, from the list Treasury published November 5, 2026. Use the Layers panel to see the original 2018 zones (gold, in effect through December 31, 2028), both maps together, or the non-final eligible pool. On the 2027 view, the rural toggle shows only tracts marked Rural on the official list. See every designated Maryland tract on the 2027 list.
Maryland has 149 designated Qualified Opportunity Zones across 19 jurisdictions, with the largest concentrations in Baltimore City, Prince George's County, and Baltimore County. Maryland's OZ program is heavily shaped by Baltimore, which contains the single largest urban OZ footprint in the Mid-Atlantic, spanning neighborhoods across West Baltimore, East Baltimore, and the industrial waterfront.
Baltimore's OZs have attracted significant Qualified Opportunity Fund investment in multifamily housing, adaptive reuse of historic industrial buildings, and mixed-use projects in neighborhoods like Pigtown, Reservoir Hill, and Port Covington. Prince George's County's zones, adjacent to Washington DC, offer a different dynamic, infill housing and mixed-use development driven by Metro proximity and spillover demand from the DC market. Maryland's eastern shore and western rural counties round out the state's OZ geography.
All OZ 1.0 designations remain in effect through December 31, 2028. Maryland's proximity to Washington DC, strong anchor institutions, and federal government employment base provide durable demand drivers for OZ investments across the state.
